At Curo, we are committed to delivering quality homes designed for modern living.

We understand that your home is more than just bricks and mortar; it’s a place where community thrives. We know buying a home is a big commitment, and as part of our dedication to exceptional customer care, we offer a comprehensive two-year warranty that covers most of your fixtures and fittings.

Here’s a detailed breakdown of what our warranty includes:

1. Central Heating

  • Included: boiler, cylinder, heat pump and central heating system.
  • Not included: when there is a lack of annual servicing by a Gas Safe registered engineer or damage caused by neglect.

2. Drainage

  • Included: any part of the drainage system serving your home.
  • Not Included: when blockages are not caused by a system defect, charges may occur for call outs in this instance.

3. Plumbing

  • Included: plumbing and pipes.
  • Not included: when issues result from poor maintenance or blockages caused by inappropriate items being placed down plugholes or toilets, charges may occur for call outs in this instance.

4. Seals

  • Included: seals such as mastic.
  • Not included: when damage is caused by lack of maintenance.

5. Electrical

  • Included: fixed electrics, including wiring, sockets and switches.
  • Not included: bulbs and fuses.

6. Smoke Alarms

  • Fully included.
  • Not included: when proper maintenance and servicing has not been carried out.

7. Kitchen Units and Appliances

  • Included: oven, hob, hood, and white goods.
  • Not included: when defects are not reported upon legal completion.

8. Bathroom

  • Included: toilet, sinks, taps, shower heads, and shower door.
  • Not included: when damage to sanitary ware is not reported upon legal completion.

9. Wardrobes

  • Included: adjustments to doors or runners when reported upon legal completion.
  • Not included: when cosmetic defects are not reported upon legal completion, or if they are considered wear and tear or damage due to lack of care.

10. Decoration and Tiling

  • Fully included.
  • Not included: when damage is not reported upon legal completion.

11. Doors and Windows

  • Included: internal and external doors and windows.
  • Not included: when failure to report defects to glass or doors upon legal completion.

12. Driveways and Pathways

  • Included: hard outside surfaces that are part of your home.
  • Not included: when damage is caused by a lack of maintenance, weather conditions or scuffs on tarmac drives caused by wheel turns.

13. Insulation

  • Fully included.
  • Not included: when insulation has been removed or tampered with.

14. Guttering

  • Included: leaking gutters.
  • Not included: when leaks are caused by lack of care and maintenance, storm damage or seasonal changes.

15. Landscaping

  • Included: any landscaping we have installed.
  • Not included: when the damage is caused by lack of maintenance, the weather, seasonal changes, leatherjackets or there are issues with standing water more than three metres from your home.

16. Garages, outbuildings and walls

  • Included: any structures we built before you purchased your home.
  • Not included: when caused by lack of maintenance, the weather or when water has made its way through structures with a single layer of brick or masonry and damaged any items inside.

17. Solar panels

  • Fully included.
  • Not included when: There has not been an annual service, or when damage is caused by a lack of maintenance or weather.

18. Ironmongery

  • Included: doorknobs, handles, etc.
  • Not included when: damage is caused by poor maintenance or wear and tear.

19. Outside taps

  • Fully included.
  • Not included when: damage is caused by poor maintenance, weather or seasonal changes.

Additional examples of what is not covered under your warranty...

  • Gates, fences, curtains, blinds and soft furnishings (if provided).
  • Anything damaged or defective because of wear and tear, poor maintenance or abuse.
  • Normal shrinkage.
  • Any alterations to your property after you bought it.
  • Show homes, show homes are sold as seen.
  • Damage to roofs or buildings caused by weather.

When you report a defect, our contractors will make every effort to call you within a few days. If they are unable to speak with you, they will leave a message. Please call them back to arrange an appointment within 48 hours, if they don’t hear from you they will assume you do not need an appointment and close the defect down.
