At Curo, we are committed to delivering quality homes designed for modern living.

We understand that your home is more than just bricks and mortar; it’s a place where community thrives. We know buying a home is a big commitment, and as part of our dedication to exceptional customer care, we offer a comprehensive two-year warranty that covers most of your fixtures and fittings.

Here’s a breakdown of what our warranty covers:

  • Boiler, cylinder, heat pump, and central heating system.
  • Private drainage lines (excludes blockages unless caused by a system defect and reported within the first 7 days).
  • Internal plumbing and pipework.
  • Fire doors, internal and external doors and windows. Please note, expansion due to temperature fluctuations is to be expected. Any damage to glass must be reported within 48 hours of legal completion.
  • Insulation (if left untouched).
  • Smoke alarms.

What we ask of you

While there are many items covered within the Curo warranty, we do ask that you properly maintain, service and use all items appropriately in order for the warranty to remain valid. Issues caused to your central heating system through lack of annual servicing by a Gas Safe registered engineer for example, will not be covered. Similarly, issues with drainage resulting from inappropriate items being disposed of down a plughole will also not be covered.


Upon legal completion

It’s imperative that you note down any snagging faults and inform us of them as soon as possible. Issues / defects found on the items listed below specifically, must be reported within 48 hours:

  • Fixed electrics including wiring, sockets, and switches. Excludes consumables such as bulbs and fuses.
  • Appliances (including oven, hob and extractor fan).
  • Bathroom furniture including toilets, basins, taps, shower heads, and shower doors.
  • Mastic and sealant (any issues internally must be reported within 48 hours, external mastic is covered for 6 months.)
  • Ironmongery, including handles, door knobs and fittings.
  • Decorating and tiling (blown tape is covered if reported within 48 hours, nail pops exceeding ten per room are covered for the first 12 months.)
  • Wardrobes are covered for adjustments to doors and runners, provided any concerns are reported at legal completion (cosmetic defects not reported upon legal completion, or problems arising from lack of care and wear and tear, are not included.)

Where a manufacturer’s warranty is available, we will provide you with the contact information for you to arrange this directly.

Should your property include external areas, here’s more information on what is and isn’t covered within your two-year Curo warranty period:

Driveways, Pathways and Patios
All hardstanding installed by Curo is covered. However, damage not reported within 48 hours, plus issues caused by maintenance, weather, or surface scuffs, are not included.

Guttering
Your guttering is covered for leaks or defects. Leaks resulting from lack of maintenance, storm damage, or seasonal changes aren’t included under the warranty.

Landscaping
Any landscaping installed by Curo is covered, though not where damage has occurred due to weather, lack of maintenance, leatherjackets, or issues beyond 3 metres from your home.

Garages, Outbuildings and Walls
Structures built by Curo before completion are covered. However, weather damage, maintenance-related issues, single-layer walls, internal water damage due to ingress, shrinkage, and settlement cracks are not.

Solar Panels
If you have solar panels, they’re covered once registered. Damage from poor maintenance, weather, or missed servicing, including failure to register or service annually, isn’t covered.

Outside Taps
Finally, outside taps are covered under your warranty, but damage from neglect or cold weather isn’t. Taps should always be isolated and protected over winter.

The following are not covered under your two-year warranty:

  • Gates, fences, curtains, blinds, and soft furnishings (if provided).
  • Wear and tear, poor maintenance, or misuse.
  • Damage resulting from normal shrinkage or settlement.
  • Any alterations made after legal completion.
  • Problems due to inadequate ventilation (e.g. mould or condensation from closed windows or vents).
  • Insect infestations – this is the homeowner’s responsibility.
  • Show homes – these are sold as seen.
  • Damage to roofs or buildings due to weather.

When you report a defect, our contractors will make every effort to call you within a few days. If they are unable to speak with you, they will leave a message. Please call them back to arrange an appointment within 48 hours, if they don’t hear from you they will assume you do not need an appointment and close the defect down.
